These are the prices we publish for each service, in one place. Every estimate is confirmed at inspection before any work starts.
Rug cleaning
Priced per square foot by fiber. Every rug is washed at our own facility in Springfield, VA. The last column is an example: an 8 × 10 ft rug (80 sq ft) dropped off at the facility.

- Several rugs on pickup: 3 rugs, 10% off; 4 rugs, 15% off; 5+ rugs, 22% off.
- Add-ons: pet urine & odor treatment +$1.00/sq ft, Scotchgard protector +$1.00/sq ft, rush (1–2 day turnaround) +$75 per rug.
- Rug padding: from $2.49/sqft, custom-cut to your rug.
- Payment: Rug orders need no deposit; you pay when the job is done.

Priced per room, with a $300 minimum per visit. Most customers stretch two or more rooms. For example, a small bedroom plus a living room is $150 + $200 = $350.

Minimums and fine print
- Getting into a building, checking in, and moving equipment between our van and your unit takes extra time and effort, so all apartment and condo buildings have a $500 minimum for any service. (Rugs you drop off at our facility are the exception: no minimum.)
- Every estimate is confirmed at inspection, before any work starts.
- Ask about bundling: carpet cleaning, stretching and repair are cheapest done in one visit.
Pricing questions
How much does rug cleaning cost?
Rugs are priced per square foot by fiber, from $1.50 for synthetic to $8.00 for Oriental and Persian rugs. An 8 × 10 ft rug (80 sq ft) costs $120.00 in synthetic and $640.00 in Oriental or Persian when you drop it off. The rug calculator gives your exact price in about 30 seconds.
Is there a minimum charge?
For rug pickup and delivery, the minimum is $250 for houses and townhomes and $500 for apartment and condo buildings. Rugs you drop off at our Springfield facility have no minimum. Carpet stretching has a $300 minimum per visit, and LVP and tile cleaning each have a $300 minimum.

Rug orders need no deposit; you pay when the job is done. Every estimate is confirmed at inspection, before any work starts.
Why do apartments and condos have a higher minimum?

Do you offer a discount for several rugs?
Yes, on pickup and delivery: 3 rugs get 10% off, 4 rugs get 15% off, 5 or more rugs get 22% off. Drop-off orders are already priced with no minimum.
